Biscayne 18 occupies a 1.57-acre block bounded by Biscayne Boulevard, NE 18th Street, NE 4th Avenue and NE 19th Street — land Melo Group assembled in 2019. Two 46-story towers rise 465 feet above an eight-level parking podium, wrapped in residential units to hide the garage.
The plan totals 1,178 rental apartments, 589 in each tower, alongside roughly 24,930 square feet of ground-floor retail and 1,472 parking spaces. Designed by G3AEC, with construction estimated at $321 million. Margaret Pace Park and the bay are two blocks east.

The same developer behind Downtown 1st, Downtown 5th, Downtown 6, Art Plaza, Square Station and Melody Towers — known for pricing below flashier competition and leasing up fast.
At 1,178 units, Biscayne 18 would exceed Melo's 1,042-unit Downtown 5th as their largest single development.
